New Farm House Policy
DDA has great news for the buyers who have always wanted their own country Home or better known as 'Farm House' of their own. But have been shying away from investing in one because of Two main reasons , First is the obvious one - the price and the second one the legality of the Farm houses.
Earlier requirement for getting a farm house with sanctioned plans was based on a land parcel of minimum 2.5 acres, which is now reduced to only 1 acre, voila!!. That too with an FAR ( Floor Area Ratio) for built area of 20, and one can pay penalty and take the FAR to unto 30, which means that for every 1 acre or Farm land you are allowed to built about 8700 sft without penalties. A legal residential house on a Legal piece of land.
Price being the main factor which drives the decision of the most of the buyers, barring a few for whom the price can never be an issue. With the relaxation of norms by DDA, more and more farm houses will appear in the outskirts of Delhi and New Delhi. More options means more competition and this would certainly bring the prices down, or lets say keep the prices in check.
What is really needed is the concept of Gated Community Country Homes, this will bring the sense of security, which is of utmost importance, better roads inside the complex,power back up , overall better infrastructure and may be common facilities like Club , Gym , Pool etc.
