A long awaited and much needed policy for the Farm houses is being formulated by the Haryana government. It is believed that this policy will be out and implemented in the near future.
Today Farm Houses are meant only for rich and famous, you need minimum 2 acres of land to make a farm house, then you have to apply for the change of land use ( CLU ) from agricultural land to Farm house. The built up are is also stipulated by the govt., and the farm house owner has to built as per the by laws. But all these farm houses are stand alone properties and very seldom you find a cluster of farm houses with common entry and exit gates.
But now the Govt. is proposing to have a cluster of minimum 20 to 30 farm houses with a land are of minimum 1 to 1.25 acres per unit , in a total land area of minimum 100 acres which is required for developing a township.
Farm Houses are mostly low density eco friendly houses with a lot of green areas within the periphery of a unit as well as the complex. Many upwardly mobile Indians are looking for such developments , which are very limited and are too expensive for an emerge citizen. With the new farm house policy , many developers will jump to make such developments , where in they can sell lavish homes in green area with all facilities at much cheaper prices than what you find in the middle of the city.
With the development of new gated community of farm houses , many people will be able to fulfill their long standing dream of owning and living in a Farm house of their own.
