Why Gurgaon is an attractive destination for realty investment

Gurgaon, as one of the top commercial hubs and  is as the  fastest growing cities in the country, is   the most preferred destination for realty investment with maximum RoI.  The latest trend in realty indicates the shift/preference towards luxury living and demand for the premium properties, yet there are some long-term options available for everyone. The Government is focusing on provision of affordable housing and is contemplating issuance of a separate policy for capping the upper sale price. Gurgaon is still an attractive option to invest as under its Development plan, of the 16,021 hectares only 8000 hectares has been developed. Sector 68 is spread across 50 hectares and has been reserved for the construction of smaller flats for low and medium income group. The development plan not only   has the provision for meeting the infrastructural facilities of the projected population of 42.5 lakhs, but also that of the additional population. The mandate is to have roads not less than 12 meters wide, residential areas to be developed on the neighbourhood concept , adequate provisioning of community facilities and services and considering the challenges around water, in the district, mandate use of recycled water and all sectors be developed  on “zero discharge concept”. The development plan  for Gurgaon- 2031 has allocated an area of 16,021 hectares for the projected population of 42.50 lakhs and of this 8000 hectares has already been developed.  The The Development plan envisages   development of residential areas on the   neighbourhood concept , ensuring  provision of community facilities and services on an average of  250 persons per hectare.  The plan also mandates development of all sectors/ colonies on “zero  discharge concept”   for encouraging  use of recycled water. These residential areas are in close vicinity to the commercial and industrial areas.  In fact approximately 50 hectares of land in sector 99A ( along the Delhi- Rewari railway line) has been reserved for            meeting the requirements of the wholesale industry.  The growing  demand for industrial plots, by automobile, software and other  pollution free industries,  along the Gurgaon-Manesar Urban Complex , is creating demand for corresponding residential areas. To connect these high growth regions with the NCR, new road links are coming up, connecting them with  Vasant kunj, Andheria mor, Dwarka ( in Delhi),  Mehrauli road,  Gurgaon-Faridabad road, National Highway 8 near toll plaza (in Gurgaon).  The connectivity will further gets enhanced with the extension of Metro link upto Manesar ( via sectors 43-44, 52-52A, 56-57, SPR and NH-8), This will further be supplemented by linking Gugaon to Dwarka in delhi, by Mass Rapid Transit  Corridor.
